INCOME INFORMATION
  • One month of pay stubs and your last 2 year's W-2's
  • If self-employed, commissioned, or earning substantial dividend or interest income, include the past two years of federal tax returns signed on the second page. Include all schedules (Partnership, Corporate, or K-1's, if applicable).
  • If you own 25% or more of a corporation, partnership or sole proprietorship, or file a schedule C, the following will be required in addition to two years of personal tax returns:
    Corporation - two years corporate tax returns, year to date P&L and balance sheet
    Partnership - two years partnership returns, year to date P&L and balance sheet
    Sole Proprietorship - year to date P&L and a balance sheet
    Schedule C - year to date P&L
  • Current rental leases (if any annual rental income), with tax and insurance bills for all rental properties
LIQUID ASSET INFORMATION
  • Three months of bank statements for all accounts to verify funds available and three months IRA, 401k, or other savings/investment plan statements.
CURRENT LOAN INFORMATION
  • Payment booklets/statements or complete lender names, addresses and account numbers. 
  • Credit card names and account numbers.
  • Last 12 months cancelled rent or mortgage checks.
OTHER INFORMATION
  • If the property you are buying or refinancing is a condominium, please provide copies of the Bylaws, Master Deed, Budget, Insurance Agency contact, and Unit Deed. 
  • If you are not a US citizen, please provide us with a copy of your green card (front & back), or if you are not a permanent resident provide us with a copy of your H-1 or L-1 visa.
Purchases
  • Purchase and Sale Agreement (signed by all parties) 
  • Purchase agreement or listing agreement on present property (if selling)
  • Complete names, addresses and phone numbers for listing and selling brokers.
Refinances
  • Copy of the Deed. 
  • Copy of the real estate tax bill.
